Make-ready does not wait on a tenant’s sofa. The dumpster is full, the cleaner is Tuesday, the listing or the next lease is already on a clock, and there is still a grill on the patio. Most unit turns are the $125–$175 minimum or a quarter load at $275: a mattress, a couch, bags, the microwave they swore was staying. A skipped house can be a half or a full fourteen-yard usable trailer — $450 to $770 — and sometimes a planned second run. Photos from the doorway of each room, plus the patio and garage, are the bid. We confirm on site before we load, because units change between the first walkthrough and the day the lock is ours.
Access is the ordinary puzzle: gate codes, reserved stalls that are not reserved for trailers, HOA streets in Murphy and Sachse, third-floor walk-ups in Richardson, alley duplexes in Lake Highlands. Tell us the building rule and whether you need a COI. We would rather have the PDF in the office file than a crew turned away at the gate while a make-ready burns a day.
Who authorizes the haul should be clear. We need the manager, the owner, or the tech who has the right to release the contents. A neighbor with a key is not enough. If family of the former tenant is still pulling items, schedule us after that window. We will wait for a keep line. We will not guess in a unit that still has a dispute on it.
Portfolios with more than one unit in a week can be one conversation. A Garland duplex and a Richardson fourplex on the same morning is a good loop when the map agrees. We still quote each pile. Combining them into one mysterious number is how people lose trust. Inside fifteen miles of the yard, mileage is included on the pin. Farther assets we check.
What we take: furniture, mattresses, ordinary leftover, tenant appliances once refrigerant is handled, light remodel scraps from a refresh. What we do not: wet paint, fuels, chemicals, explosives, charged freon, or the property’s installed machines unless you say those are going too. We also do not do full guts. Cabinets on the floor after your contractor, yes. Kitchens still on the wall, no.
Invoicing can be per unit, per property, or a weekly batch if that is how you think. We are a small Garland crew. We send a PDF, we work weekday mornings before tenant parking fills the fire lane, and we leave the areas we were asked to empty in a condition your cleaner can actually clean. After-hours by arrangement. Sunday by arrangement. Not a 24/7 national dispatch.

Nosiness about the tenant is not the job.
Usable leftover that is honestly usable can skip the landfill. Most skip-outs are not that. We will not write fiction about donation rates to make a bid prettier, and we will not invent reviews from “local managers.” The proof is an empty unit on the day we said, a number that matched the driveway, and a patio that is no longer a punch-list joke.
Techs in the field can send photos that match a simple standard: doorway wide shot, patio, garage, anything that might be hazardous. That is enough for a range the same day we can look. We do not need a branded portal or a twelve-field ticket. A unit number, a gate code, and a make-ready date will do. If your company needs a W-9 and a COI on file, ask once and we keep them handy. Recurring make-readies in the same Garland or Richardson complex get faster because we already know the gate, not because we invent a loyalty discount on the volume card.
Occupied buildings with a vacant unit are normal. We are quiet in halls, we do not recruit neighbors into the story, and we do not leave a mattress in the elevator lobby “for a minute.” Common-area leftover — a dumped sofa at the dumpster corral — is a separate pile if you want it gone too. Name it in the photos so it is on the range, not a favor at the curb.

Can you invoice the management company?
Yes. Give us bill-to and the unit address as two lines. We still confirm the number on site before we load.
Do you work occupied properties?
For common-area leftover or a vacant unit on an occupied lot, yes. We need the person who can authorize access and the pile.
Same-week make-ready — realistic?
That is the usual window. Same-day depends on the calendar and the gate. Send photos and the cleaner’s date.
What if the tenant comes back for a couch?
We haul what you point to, once you have the right to release it. We do not hold furniture in the trailer for a maybe.
Multiple units in one trip?
When the map and the volume make sense. Each pile still gets its own honest number.
